There are many family owned cottages and properties in the Georgian Bay area that are owned by non-residents, many of whom are American citizens.

We have been providing assistance to those non-residents selling or making inter-generational transfers of their properties for over 20 years.

We can advise you on minimizing the taxes on such sales or transfers, applying for clearance certificates from Canada Revenue Agency and filing personal tax returns to obtain refunds of withholding taxes.

Americans were exempt from Canadian Capital gains tax prior to 1984.  There are optional methods for calculating the exempt portion and we can advise on the most beneficial method.
